House Technical Deliverables – DEO Homes Ormoc

Each home at DEO Homes Ormoc is delivered complete and ready for occupancy.

The house is built with a reinforced concrete foundation, columns, beams, and floor slab, with concrete hollow block walls and a painted exterior finish. Roofing uses pre-painted long-span or GI sheets supported by steel trusses with proper drainage.

Interior features include painted walls and ceilings, cement-finished flooring, and partitioned bedrooms based on the approved layout. Each unit comes with a main entrance door, bedroom doors, a toilet and bath door, and aluminum or steel-framed windows with clear glass.

The toilet and bath are fully fitted with a water closet, lavatory, and shower, while the kitchen includes a sink with faucet. Complete plumbing lines, drainage, and an individual septic tank are provided.

Electrical works include complete wiring, light and convenience outlets, switches, an electrical panel board, and provision for an individual electric meter.

Each unit includes its own lot, access to concrete subdivision roads, and provision for parking or carport, depending on the unit type.

FREQUENTLY ASKED QUESTIONS.

1. How much is the Pag-IBIG processing fee?

The estimated Pag-IBIG processing fee is ₱2,000. This is collected after contract signing and used for the processing/submission of the loan application to Pag-IBIG.

2. How much is the Annual Real Property Tax (RPT)?

The annual Real Property Tax (RPT) varies depending on the property. Based on developer’s experience, some buyers have paid less than ₱1,000 per year.

3. How is the electricity connection processed?

The unit owner will arrange and pay for the electricity connection directly through the LEYECO-accredited electrician.

The electrician will assist with the required installation and processing. The exact cost will depend on the applicable electrical connection/package and will be provided closer to the time of application.

4. Do I need to issue Post-Dated Checks (PDCs) if I choose installment payments for my equity?

Yes. If you choose to pay the equity over 6 or 12 months, PDCs are required.

At present, Deohomes has advised that there is no alternative payment arrangement for the installment equity option.

5. How much is the move-in fee?

The move-in fee is currently estimated at around ₱20,000 or more, depending on the final computation.

The move-in fee may include items such as:

  • Water installation
  • Smoke detector
  • Fire extinguisher
  • Other applicable move-in requirements
  • Certain Pag-IBIG-related charges, such as advance insurance and the required advance amortization, depending on the applicable rules at the time

Because these charges may vary, the final move-in fee computation will be provided once the Pag-IBIG loan is granted.

6. Are there other fees that buyers should prepare for?

Based on the current information provided by Deohomes, the main additional costs buyers should anticipate are:

  • Pag-IBIG processing fee: approximately ₱2,000
  • Annual Real Property Tax (RPT): varies; some buyers have paid less than ₱1,000/year
  • Electricity connection: separate cost, paid directly through the accredited electrician
  • Move-in fees: approximately ₱20,000 or more, subject to final computation

Other applicable charges may depend on the buyer’s individual transaction and the requirements in effect at the time.

7. What is the source of water?

The development’s water supply is sourced from LMC.

8. Is there a water tank or deep well?

The developer has confirmed that the source of water is LMC. For specific details regarding water storage, tanks, pumps, or backup water supply, buyers should confirm the current provision with the developer prior to turnover.


9. Sample Payment Timeline

Reservation — ₱20,000
Paid upon reservation.

Pag-IBIG Loan Processing

Move-In + Electricity Application
Once the Pag-IBIG loan is granted, the developer will provide the move-in fee computation. The buyer can then proceed with payment of the applicable move-in fees and electricity application.
